Find your new home

Is January a good time to list your property for sale?

Posted on December 31, 2022

It’s no secret, the timing of your property listing is so important for a successful and, more importantly, speedy sale. Listing your property for sale at just the right time will help you secure those coveted offers quickly and could even influence the sale price you achieve.

With the New Year on the horizon, those keen to start afresh may be considering listing their property for sale during January. But is the start of the year really the best time to sell? In this blog post, we answer that very question!

The best month to sell your home…

Contrary to popular belief, January is one of the best months to sell a property in the UK. Homes are very much hot property come January with the urge to start a new year in a new property the driving force behind countless offers and subsequent sales.

January has been the best month to sell since 2015, with properties listed during this particular month staying on the market for an average of between 51 and 62 days – that’s a whopping 45 days faster than the national average.

…and the worst!

In contrast, the worst month to sell a home isn’t too far away from the best. December is the worst month to list a property, with buyers more interested in celebrating the festive season than searching for a new home.

August isn’t too far behind in the ranking of the worst times to sell in the UK, with families searching for a new property otherwise preoccupied with juggling childcare during the summer break and pausing their searches as a result.
